List No.7: House Hunting Priority List/s

Yes, you read that right. Wille and I are house hunting!

Martin needs his share of the house so we’ve decided to sell up and move. We considered the option of my buying Martin out but with the market prices in this neighborhood (one of the most popular Stockholm suburbs) it’s just not possible (we’d be able to live but not eat if you see what I mean) and for all our sakes it’s probably best to start over with clean slates.  Wille was understandably a little bit apprehensive at first but is now on! I’m super excited, moving is fun! So here’s what we’re looking for in a new home:

Top Priorities

* Safe surroundings for Mini and Bonus. No heavy traffic right next to the house and preferably some woodsy area or similar nearby.

* Walking distance to the west bound “green” subway line so Wille can get to school fairly easily and get to his friends easily too.

* Not further out than Vällingby, which is 3-4 more stops on the subway from where we are now.

* A house we own rather than a condominium type of home.

Other than that we’d like

* 70 square meters (750 square feet) or larger (our current house is 82 square meters + basement).

* Large room for Wille so he can easily have friends over who can stay the night. Larger than now ideally.

* A garden. I’d prefer smaller than currently (which is already small at 450 square meters / 4800 square feet).

* Proximity to a grocery store.


If I could pick and choose but still be realistic I’d like for the new place to

* Be built pre 1970 or after 1990. Ideally 30’s through 50’s or earlier than 1930’s.

* Be around 100 square meters.

* Have had major renovations done already such as electricity and roofing.

* Be open plan or the have possibility to make it into open plan.

* Have a bathroom with a window.

* Have nice neighbors who like cats.

As you can imagine these are exciting times in the Chez Larsson household. At first I couldn’t find any listings that ticked our top priority boxes and I was getting stressed out but these past couple of weeks there have been some and we’re going to check out two properties this weekend! Wish us luck!


~Ps. What shall I call the blog after we move? Chez Larsson Vol.2? Chez Larsson 2.0? Any other suggestions?

  • Stressful indeed! I have butterflies in my stomach just at the thought of the biddig process once we find something we like. Here in Sweden the sellers set a starting price and then all those who are interested bid in an open bidding proccess. I’ve never done that before as we sort of stumbled onto our previous homes and the one place where we actually did bid Martin took care of it as far as I can remember and that was well over twenty years ago. Luckily I have my friend Anne who has bought several homes and is used to the process. She’ll be there to support me :).
    The thing over here in Stockholm is that house prices are so high already to begin with but often end up 30-50% over the starting bid so you really need to view properties that are well below your maximum bid. Scary!

    I find apartment/house hunting very stressful. The anticipation before the appointment (could this be it) and the letdown afterward (no, def not this one). Once that part is over it is super exciting. Wishing you the best of luck!

    We have been in our ‘new place’ for 6 weeks now, and I swear we will never move again – but the horror of it all is fading and I am enjoying the home-making now.

    Exciting! I’m very, very happy that we’ve just found the house of our dreams and are currently looking at the things that might need to be done (besiktningen visade att det kan finnas fukt i badrummet). The bidding process was so stressful – I slept bad, I couldn’t eat as much as I need and I couldn’t concentrate at all! But in the end, I think it’s worth it, because the house is great (built 1940 but repainted and all last year) and all the major things are done. The garden is the best – sort of “natural” with a little hill and lots of stone (och ett fornminne!) but with an area where there’s berry bushes and apple trees.
    Sorry for the mix of Swedish and English. I’m tired and still a bit dizzy about it all!

    Exciting! I will also be looking for a house soon as I just moved back home to Poland after 22 years of living in Canada. As to the name of your blog, I would stick with Chez Larsson – it might be a different house, but it will still be YOUR home, with YOUR style, and YOUR stories – things that we keep coming back for. Home is where Benita is :-).

    I second to stick with Chez Larsson for the blog as that comprises both you, Wille and the cats and it will always be Chez Larsson no matter where you live.

    Definitely keep it as Chez Larsson. After all, your home is wherever your family lives. You could add an extra link somewhere to an archive of ‘best of’ photos of your old house.

    After the initial surprise I vote for Chez Benita! Thus it will be absolutely you no matter what changes may the future bring. And I wish you tons of luck and enjoyment in the process, so that the stressful part be balanced with the exciting part of choosong a new house!

    Oh wow, then it truly is exiting times ahead in many ways! 🙂 I hope you´ll find the perfect place and that everyone else misses it so you end up being the only bidder… Hey – I can wish, right?! 😀
    When we placed our bid at our current home, we were the only bidders. No one understood why (including the sellers and the real estate man) because nothing was wrong with the place, but I guess everyone had other things to do that weekend. Still, I was a nerve wreck since we made our bid lower than they wanted… I tortured my husband with endless ranting: “What if they get angry with us and refuse to sell”?! 😀
    I have dreams of building one day, but I´m not sure I can go through that – I´d be so nervous..!
    I´ll cross my fingers for you – and Chez Benita sounds good, that is a name that can follow you everywhere. 🙂

    I like Chez Larsson 2.0 but also Chez Benita.
    The buyers of your place will hopefully appreciate what a great house they get. I would take your house any day (but unfortunately I am not house hunting or moving to Stockholm)!

    Oh wow, it’s so exciting searching for a new home! Can you believe it, we’re actually considering moving to Stockholm (from Iceland) later this year! Well, we’re looking at a number of places and considering our options, but Stockholm is a strong contender. Maybe you could point me to some good sites where I could find flats for rent in/around Stockholm? We’ll have three young kids by then (two are here already, one is on the way :), so we’d be looking in a family friendly, not too expensive area. Any suggestions?

  • Welcome to Stockholm!
    I’m afraid I’m having to put a damper on your rental plans though. It’s almost impossible to find rental accomodation in Stockholm unless you can consider the very outskirts and not so nice areas or new build very expensive apartments. The system over here is that you either stand in line for years for a rental apartment (in the city center as long as 20 years if you also want affordable…) or you buy a condo. Condo owners are rarely allowed to rent out their places and subletting a rental apartement is tricky too because there are many restrictions.
    If I haven’t put you off Stockholm completely already my favorite areas are Bromma, Vällingby and Sundbyberg, all to the west of the city center. In the city I prefer Vasastan and Norrmalm but Kungsholmen is nice too.

    I would bet that you will have NO problem at all selling your house? People who look at it will admire how clean it is, for one!
    What struck me about this post is how small your house is by American standards and how ridiculous American standards are! All our dumb McMansions don’t have the warmth and character of your “small” house. Sometimes I wish we in the US would go back to a more European mindset about our priorities. Maybe we wouldn’t be working such long hours all the time (and being away from our homes that we work so much to pay for).
    Anyhoo, GOOD LUCK! –Oh and I say keep it at Chez Larrson.

    Amen, Jen. We Americans are so blinded to how our homes enslave us. We have too much stuff, too much space (yet, in our heads, not enough space for all our stuff), and mortgages that are killing us. We have much to learn from our European neighbors!

  • How exciting! I will miss this space, but I can’t wait to see what you do with a clean slate! Are you excited to tackle a new house? 🙂
    I really admire the fact that you are looking for a small home (by American standards, anyway…) because it’s hard for me to accept the size of ours sometimes. We have a great 1950 ranch house, but it feels SO BIG for the 2 of us. We moved to a large house with the intention that we’d start thinking about kids once we had a house…heh, well that didn’t happen. So now I have many rooms devoted to many things and I just try to be okay with living large. Thankfully most of the space is in the basement and I can just close the basement door if I feel too badly. 😉
    Oh and PS- I vote Chez Larsson Part 2.

Like others, I am partial to Chez Larsson 2.0, but also loved “Chez Larsson Too”

    Are you still “Benita Larsson”? Or is your last name different now?
    If you’re still a Larsson, I’d just leave it Chez Larsson. Your home is your home, no matter where you live. Maybe a site redesign will give it that “new” flavor, but you don’t need a new name. It’d save you a lot of hassle with link changes, too.
    But if you’re no longer a Larsson, well, it wouldn’t be the home of the Larssons, would it? I think Chez Benita is good in that case. Yes, it’s Willie’s (and Mini and Bonus’s) home, too, but before you know it he’ll be on his own, and this will continue to be your home.
    Ultimately, however, you should pick a name you like. This blog is your home as well (your online home), and it should feel most comfortable to you. We’re just your guests. 🙂

    Thank you, no, you haven’t put me off. It’s good to know how things work, they are so different from place to place. I’ve lived in Denmark where the rental market is quite big but essentially private, so if you want to get a good place you really have to be fast, or know someone who knows someone who’s renting out, and in London where again, the market is quite big and it’s easy to find something online – if you can afford the rent! Thanks for your help 🙂

    Agree w/April…if your last name will still be Larsson, then your blog should stay Chez Larsson. Home is wherever you are; it doesn’t matter what house you live in. Chez Benita seems to exclude Willie and the cats, so I can’t recommend that.
    You’re so wise to make a definite list of needs and wants for your new home. It gets overwhelming looking at many different houses and your list will keep you on track.

    I have to just comment on the fact that these houses are actually considered to be rather small by Swedish standards as well. A lot of older small houses in Sweden has been built larger, but these areas in Stockholm are pretty strictly regulated to keep their original planning. Pretty nice I think.
    But of course I realize that you Americans are use to larger spaces than we Europeans in general.

    Even though Wille will eventually be going out on his own -” Chez Larsson” also includes Wille’s contributions and influence on your decisions. If you are going to keep the Larsson name then I also think the continuity is good. In the end, do whatever you like!

  • Good luck. Sounds exiting. The best months for buying are coming up. Usually here in Norway early spring threw early summer is the best time.

    I’d say stick with Chez Larsson. It’s your platform, it’s how you’re known, and you want to be very very very careful about re-branding. You’re in marketing; you know how tricky that stuff is!!!
    Perhaps the “Chez Benita” (which I like a lot, actually) could be a spin-off of the main site, or selected posts….(like a series of posts on your new exercise efforts).

    What exciting times! Will you wait until you have found your new place before putting #7 up for sale? How long after the agreement to sell is signed before you generally have to be out; is it usually short or long or does it vary in Sweden? Hopefully Martin isn’t anxious for his money so you have time to find the ideal place.
    When we moved eight years ago, we sold our house in 12 days and then had 12 weeks to find and move into a new place. Luckily after 30 viewings,and four offers that fell through, we found this house (which had a quick closing) and beat out two other offers. Real estate is not for the faint of heart, but you have friends and family around you for support.
    Regarding the site name, I still like Chez Larsson, (less hassle if you don’t have to change it,) but if you do want a change, what about Chez Benita et al?

    Chez Benita!! That is the first thing that jumped into my mind and it is so appropriate, since it still holds onto some of the old blog name, but also brings more of “you” into it with your first name.

    Moving is exciting, we have always moved about every two years and have been in our current two four years now (two in each house) I’m starting to get the itch. It’s fun to have a whole new set of projects to work on. Plus, great chance to purge things you don’t need anymore 🙂

    So excited for you and Wille. I think you should stick with Chez Larsson: you’ve built up such a strong identity with that name. I also read the Yvestown blog and Yvonne kept that name when she moved home. It will be so interesting to see how you give your new place the Chez Larsson look! x

  • One can choose to sell first and buy after which is probably best because then you know exactly what amount you can spend on your new place. Usually your buyer wants the place within two or three months which is why I’ve opted to buy first and sell after. That way I’m sure to find something that works for us before giving up the house. I can’t uproot Mini and Bonus twice within a short time period which is the main reason for the decision. So if all goes well and we end up buying one of the places we’re looking at on Sunday the bidding will probably be finished by next week. That means our house could go up for sale the following weekend or the week after and after viewing which would probably take place the following weekend and condidering that our buyers may have to sell their property first we’re looking at moving sometime mid/end May.

  • Just to answer several comments/questions on my last name;
    My full name is Benita Lindqvist Larsson. Lindqvist being my maiden name which I kept as a middle name when we got married. I’ve always thought Lindqvist to be quite a mouthful so I rarely use it other than in my passport and for travel documents etc but we had kind of a name argument before getting married so I kind of kept it to spite my father in law :). I’ll probably stick to Larsson for everyday because it’s just so much easier and works well abroad too. I also like having the same last name as Wille.
    As for a new name for the blog, I won’t change the URL, that would be too complicated and not worth the effort, but I’d like to maybe add a little something to the name after the move rather than change it completely hence the 2.0 or vol.2 idea. We’ll see :).

    Att flytta och byta bostad några gånger i livet är verkligen vitaliserande!
    Jag kan tänka mig att du kommer få en rolig tid med att hitta och inreda ett nytt boende med Wille. Eftersom jag har som (sjuk) hobby att sitta på hemnet och “husknarka” på kvällarna (fast jag bor i ett mysigt litet hus i Enskede och inte tänkt flytta) så vill jag dela med mig av ett fint objekt som jag skulle tittat på ifall jag befann mig i flyttankar. Det här radhuset tyckte jag var så fint och stämde bra på många av dina punkter i önskelistan förutom att det ligger vid fel tunnelbanelinje.

  • Jätte-jättefint, men med ett utgångpris på 4.4 som redan är uppe i över 6.2 så ligger det lite över min budget :). Nästan 2 miljoner över utgångspris och de är inte färdiga än… yikes!

  • I know you will find something perfect, and if it is not perfect, you’ll definitely make it so for you and your family. I, for one, am feeling very excited about the prospect of seeing what you do to pack and move — I’ll be taking notes. And I am feeling selfishly happy about future posts on organization and decorating! Starting over is fun for everyone!

    as for the name – I say keep your current blog name, unless you no longer go by Larsson… if you no longer go be Larsson, I would vote for Chez Benita because, as April mentioned (post before mine), Willie will be off attending Universite in the future… your place will still be yours (& his when he is home)…

    Wow, so exciting. I love moving into new houses. And just think of all the fresh posts this will create. The way houses sell their sounds pretty intimidating but thankfully you have your friend for support.

  • I would love to sell my place and move! Unfortunately the housing market here in the US is still in the toilet so my place has lost about 15% of what I bought it for 🙁 I anticipate being here for a while yet. I think you will have no issues selling and getting a good price for it, it’s such a charming place. I like small too, big is a hassle to keep up.
    I hope you are able to find something you like soon. Just don’t buy a home that has yet to be built; a friend of mine and her husband built a home in Vaxholm and they ended up on a show on tv4 “husbygarrne” (not sure if I spelled it right) back in January. I’m glad you have someone with experience helping you out!

    Although I *do* like the notion of Chez Benita, I rather like Chez Moi, which would work for both you and Willie! Or maybe change languages and go for something like Casa Bonita. (OK, it’s a play on words – I didn’t just misspell your name!)

    i moved a little over a year ago from a home i had lived for 14 years in…it held loads of memories…(i even home birthed there!)…but as hard as it was…new houses hold the potential for new wonderful memories…all the best in your home search..there will be a new special one waiting for you and your son!

    Although not opposed to Chez Benita, it has a nice ring after all, I think Chez Larsson moves with you. Your home is where you are. My fear, I think, in changing a name (unless it has unpleasant memories for you) is that people will lose you (probably not a problem for you since you have a lot of readers). Both are rather nice, and Chez Benita does feel like a sub-title of Chez Larsson rather than something completely new.

    I wish you both all the best in your house search. We found it took a long time to find the right house when we bought our house last year. I’m sure you will find something you love and we will enjoy seeing the transformation that you do with it on the blog.
    One small suggestion about Mini and Bonus… although they love to go out, it might be safer to keep them indoors in the new house, especially in a new area or around traffic. They seem like wonderful cats and the move might be difficult on them too.

    You don’t have to rename it I think. I thought that you, your taste and your work was seen throughout the whole house so where you go you have a new Chez Larsson home. Do you keep the surname? If not maybe there’s time for a namechange but otherwise you’re known as Chez Larsson. Why change that?

    I am somehow shocked how hard it seems to rent in Stockholm. In Germany most of the people rent, there are federal laws and as tenant one is really protected many times even if he/she stops to pay the rent!

    Jag tycker du ska behålla Chez Larsson. Det är ditt “brand”. Att Willy och du flyttar ändrar inte på det. Vi som fölger din blogg flyttar ju med! Det blir spännande att se alla idéer som du får möjlighet att förverkliga i ett nytt hus.
    Jag bor i Köpenhamn och hittade link till din blog på en Amerikansk blog om inredning. Eftersom Larsson lät svenskt blev jag nyfiken och klickade in.
    Det var i söndags. Dvs för tre dagar sedan. Det här är fjärde kvällen jag sitter klistrad till min PC och tittar på alla idéer du har delat ut av. Jag är full av beundran!
    Själv bor jag i ett hus från 1950 som vi köpte och bygde om 1985. Vi har natuligtvis målat och underhållt huset löpande, men det behöver snart en större make over för att bli up to date.
    Jag har fulltidsjobb, syr kläder och väskor i fritiden (till mig själv). Har fler idéer än jag hinner genomföra och kan periodvis ha det ganska rörigt med projekter som är halvfärdiga – tycker min man. Min vuxna dotter har flyttat hemifrån. Min katt, som heter Krampuss är svart med lite vitt på magen. Den liknar en av dina.
    Alle dina idéer till hur man får ordning inspirerar mig. Det får jag börja med direkt.
